Reservations & PaymentReservations are guaranteed with a valid credit card and a deposit for the first night's rate. $30 of your deposit is a non-refundable booking fee. Please see cancellation policy. Payment accepted (besides cash): MasterCard, VISA, Discover. We do not accept checks. (American Express is ONLY accepted for guest staying at the Peabody House – no exceptions.) By making a reservation, you have agreed to all of our policies, including agreeing that any and all damage to our property that occurs during your stay, including replacement or repair cost to damaged furnishings or fixtures, stained sheets, towels, bedding, rugs, etc, spa tubs or showers overfilled causing water damage, will be charged to the card of the registered guest responsible for that room or cottage. We reserve the right to determine to what extent the items can be repaired, dry cleaned, or if they need to be replaced. This is not negotiable. Also, a replacement fee will be charged for any items missing from a guest room upon the date of check out, including fixtures, towels, bedding, dishes and decorative items. Group Reservations All groups may be subject to a sliding scale surcharge from 1 to 10% the total booking cost. Groups will be charged 1/2 the stay up front as a deposit, and is subject to a 30-day cancellation policy (see below). Group Cancellation Policy exists for groups or individuals reserving two or more rooms/cottages for any given date. This policy extends the cancellation notification period from 15 days to 30 days. Changing Your Reservation Reducing the number of days of a stay is considered the same as a cancellation and you will be subject to the same policy as stated above. The minimum stay requirement will still apply
Cancellation PolicyWe are a small, privately owned business, and due to our small size, cancellations impact us significantly. A last-minute cancellation gives us little chance of filling your room, which we have been turning away other bookings in honor of your reservation. For this reason we uphold a strict policy. Reservations must be cancelled 15 days prior to arrival. 30 days for guests renting 2 or more suites or cottages (see Groups). After that, no refund is possible regardless of reason. If we have luck filling your entire vacancy, you will receive a refund less a $30 processing fee. You are still responsible for any days of your reservation we are unable to fill. We do our best to fill the rooms in your stead, but must hold to our minimum night policy where applicable, even when trying to fill your vacancy. WeddingsWedding packages for 2-4 people require the package to be paid for at the time the reservation is made. Wedding packages that include 6 or more guests require a deposit of $150, which is non-refundable and non-transferable. Room reservations for wedding packages must be cancelled 30 days prior to the arrival date for a refund less $30 booking fee. If cancellation is made less than 30 days before your reservation date you will be held responsible for the full payment for the full amount of the stay unless your reservation(s) can be filled. Unregistered Guests or Visitors Please register with the innkeeper all guests who are visiting our off-site cottage locations.
No-Smoking PolicyA $150 fee will be charged to the registered guest of any cottage or room that smells of smoke or incense. Strictly enforced. Candles, etc.
Nightly Booking MinimumsPeabody House and the Inn at Rose Hall: Two-night minimum booking required for weekends. Three-night bookings required for some festivals and holidays. Cottages: Two-night minimum booking required 7 days a week. Weekday rates do not apply in October.
Rates & TaxesRates are based on two person/one bed occupancy and do not include tax. Check InPeabody House: (Cheshire, Dashwood and Rivendell) check in appointments start at 2 pm. We ask that you make an appointment (example: 3 to 4 pm). This helps us properly staff to greet you personally and keeps you from finding the Inn locked. After 6 pm, we may leave a welcome letter on the front door. The Inn at Rose Hall: Check in appointments start at 2 pm. We ask that you make an appointment (example: 3 to 4 pm). This helps us properly staff to greet you personally and keeps you from finding the Inn locked. Special arrangements must be made for arrivals after 6 pm. All Cottages: Lake Lucerne/Cricket/Buchman: check in start at 4 pm – No Exceptions. Instructions and directions are mailed or emailed upon making a reservation. Check Out11 am for all of our properties. For the courtesy of our cleaning staff and the next guests arriving, please be prompt. $50 charge per hour for delayed checkouts.
Children & InfantsThe Inn at Rose Hall, Peabody House and Rivendell Cottage cannot accommodate infants or children. Well-behaved children are welcome at our Lake Lucerne Cottages as well as our Cricket and Buchman Cottages. Items Left BehindWe only return items left behind if they are requested. This protects the privacy of our guests. Please email or call as soon as you know you are missing something. With the large number of items left by our guests, and the rising mailing costs, we ask that you be prepared to cover the postage with a credit card number when you call. We ask that you be patient in receiving your item back. It can take up to three weeks before we are able to send your missing items to you. PetsPRIOR arrangements must be made for all pets for our 4 pet-friendly cottages: Rivendell, Cricket, Clovertree, and Gingerwood. Please note this in the Special Requirements box or email the innkeeper. Unannounced Pets will be subject to steep fees if found in non-pet cottages or rooms. We ask that you not leave your pet in your guest cottage unattended. Pets must be crated while you are away from the cottage. Since we do not yet charge a pet fee or deposit, you are responsible for picking up after your pet, including kibble, droppings outdoors, and fur. We provide a vacuum in each cottage so you can take care of any fur left behind. Please bring a sheet to cover the bed linens, should your pet sleep on the bed with you, or to cover the furniture. Clean up fees start at $25, as we deem necessary. Steep cleaning fees will be levied for messes left by un-house trained dogs. Consider closing off bedrooms with carpeting (which several of our cottages have) when you are in the cottage. Even the best-behaved dogs will make mistakes on carpet in a new environment. You are responsible for your pet(s) behavior. Pets must remain on leashes or under owner command at all times while on inn property. Our Geese & DucksPlease do not feed our birds any people food, including bread, cereal, rice, pasta – they can be offered fruit or fresh veggies. People food shortens their life spans significantly. We do have grain for our ducks and geese located down at the waterfront. You are welcome to offer them a handful. Please contact the office immediately if you see an injured bird or any wildlife on our property so we can assist it, including fishing line snags or fish hooks embedded. Fishing at Lake LucerneAn Arkansas State Fishing License is required. We are a catch and release lake. You can find Bass, Blue Gill, Crappie, Perch, Catfish and Grass Carp. Please clean up all fishing gear and trash, including all snags. |
